How much will it cost to build?

The answer to this question relies heavily on the design, size and scope of your project. Many factors affect the cost of building. You can read in more detail in our ‘cost to build’ article.

Can you give me a square meterage rate?

It is extremely difficult to give a square meter rate as no two builds are ever the same. We can give a rough estimate; however, a proper quote requires extensive understanding of the plans, scope of work, site conditions and level of fixtures and fittings in order to give an accurate and clear build price which outlines exactly what is included and what is not.

Will I know exactly what is included in the price?

Construct Central Coast will provide you with an easy to read, detailed and transparent quote which outlines exactly what is included. We will provide a full scope of works, BOQ’s (Bill of Quantities) and detailed Gantt Chart so that you have a complete understanding of what it will cost to build your new home. In order to provide this level of detail, Construct Central Coast requires a full set of Architectural plans with a detailed finishing schedule prior to pricing.

What are Prime Costs and Provisional Sums?

Sometimes at time of quoting, clients have not decided yet on specific details such as what light bulb you are going to use. There are two common terms used to allow for such variables.

– Prime Cost Item (PC) This is an allowance made in a tender or contract for the supply and delivery only of an item or items of material (eg. Taps, light fittings, baths etc) that have not been selected at time of tender or before the contract is signed or for which the contractor was not able to provide a fixed price on entering the contract.

– Provisional Sum (PS) This is an allowance made in a tender or contract for particular work which could not be finalised before tendering or signing a contract and which includes the total cost of the supply and installation (eg. Joinery, air-conditioning, landscaping or rock removal).

  • Tile allowance PC $45/m2 (Inclusive of GST)
  • Landscaping Provisional Sum $15,000 (Inclusive of GST)
I have a sloping block, is this a problem?

Absolutely not. Our team are experienced in building on steep and sloping blocks including those with a large amount of rock. We have completed numerous projects in bushfire prone areas and are up to date on the latest legislation and regulations imposed to help protect your home in the event of a bushfire. Can you help me with my design?

Of course. We work with a range of talented designers and architects who can help you bring your ideas and dreams to life. By speaking to Daniel about your style and budget we can most certainly help you design the perfect home for your budget and lifestyle.

 

Can I see houses that you have completed?

Our clients are proud of the houses that we have completed for them and are extremely accommodating when prospective clients request a walk through to inspect the level of detail and finish that they can expect from the team.

Will I be expected to pay for ‘variations’?

During the quotation process, Construct Central Coast will request as much information from you as possible to reduce the need for variations throughout the build, however, if the need arises for a variation to the scope, this will be outlined and priced accordingly allowing you to see any additional cost before proceeding.

Who will be managing the project throughout the build?

You will work closely with both Daniel as well as your nominated project manager. You can contact either one of them at any stage throughout the build and they will be more than happy to talk you through the progress onsite.

Will I have access to the site throughout the build?

We are always happy to meet you onsite. You will also have live updates as to what is happening onsite via our software program which you will have 24/7 access to. The team will post photos of what is happening along with notes. This is great if it is a holiday house or you are not close to site.
